When it comes to screening potential residents, our approach is designed to
provide property owners with responsible renters, ensuring the safety of
their investments. Here's an overview of how we achieve this:


Firstly, we require comprehensive applications from all potential renters.
This initial step ensures that we have all the necessary information at
hand to make well-informed decisions.


Financial stability is a key factor, and applicants aged 18 and above are
requested to submit their own applications and provide identification. We
also assess their financial capability by verifying that their income is at
least three times the monthly rent. This can be demonstrated through pay
stubs, bank statements, or even an employment letter if applicable.


We conduct thorough background checks that encompass employment history and
past renting behavior. This multi-faceted approach gives us insights into
the applicant's reliability and overall suitability.


Another critical aspect of our screening process is reaching out to
previous landlords. By interacting with these references, we gain valuable
insights into the applicant's past renting behavior and overall reliability
as a tenant.


Our operations are conducted in strict compliance with Federal Fair Housing
Laws. This means our inquiries are focused on the number of occupants and
tenant criminal records, ensuring a fair and legal process.


We also respect the smoking policies of property owners, and we ensure that
every tenant is well-informed about and adheres to these policies.
Additionally, we perform regular property inspections to ensure that the
property remains in good condition throughout the rental period.


To cover the costs associated with our comprehensive screening process, we
require a processing fee of $45.00 from each potential renter aged 18 and
above. This fee is a contribution towards the detailed assessments we carry
out.
