Property owners often have questions about how their real estate assets will be managed by STG Rentals, and related questions about issues relative to the whole management process. The most frequently asked of these questions are addressed below, so that you might find the answer to a popular question without having to go out of your way to contact us. Q: What needs to be done to prepare a property to rent?
A: We firmly believe that the property should be in the best possible condition to attract the highest quality of resident. When we start off this way, we see much greater success down the line. For instance, we make it a point to have the unit freshly painted if necessary, the carpets are professionally cleaned, the yard is made clean and attractive, and the entire residence is then ‘detailed’ to a very clean state.
Q: How long will it take to rent?
A: Vacancy periods are market-driven and affected by the time of the year, but on average, homes are on the market 2-3 weeks. Homes rent more slowly around Thanksgiving and New Years, and of course pricing affects vacancy rates to some extent as well.
Q: When are monthly funds distributed?
A: Payments to owners are processed around the 8th of the month, and disbursements are made in the manner you chose during owner setup.
Q: How are repairs handled?
A: Residents are required to submit all repairs and requests in writing. We notify owners of requests that exceed $200.00, unless another amount is negotiated. If the request falls under a maintenance emergency, it is scheduled immediately and the owner is notified at the first possible opportunity.
Q: What experience do you have in management of residential homes and apartments?
A: Prior to the affiliation with KW St. George Keller Williams, we have managed many properties since 2005, handling both residential and commercial properties. This experience has made us highly knowledgeable in the rental community.
Q: Who can benefit from the services of STG Rentals Property Management?
A: Our services are to aid outside and local investors who own residential properties, but do not have the time to oversee daily operation of their investments. We help take the headache out of the everyday process, and we manage each home as if it were our own. We oversee all details of the rental process (advertising, showings, screenings, processing of applications, move-ins and move-outs, property inspections, re-leasing the property, resolution of tenant disputes, handling of all maintenance requests, and maintaining all accounting documentation).
Q: Do you seek approval on rental expenses?
A: Yes, we will seek approval on all expenses, unless the charges are under $200. We have an online system that tracks all work orders for the property, which enables us to have better communication with vendors, so we can quickly resolve any maintenance issues.
Q: How do I know that my home/apartment is being rented to a qualified tenant?
A: We conduct a thorough search into the credit and housing history of each tenant, and we request financial information to ensure each tenant is qualified.
Q: How often are property inspections completed?
A: Property inspections can be requested by the owner at any time, but are regularly completed every spring and fall. During inspections all homes are checked for many maintenance items, and overall condition of the home, and should any problems arise, the management company will contact you about these items.
Q: How do you fill rentals?
A: We effectively market your properties through our upgraded management software, AppFolio, and we also canvass many other sites, so that we fill your vacancies faster and keep your vacancy rate as low as possible. Our goal is to turn your property over as quickly as possible to a qualified tenant and obtain the most profit possible.
Q: How is the price of my rental determined?
A: We do an online rent comparison with several other sites, to make sure you are receiving the highest dollar possible on your investment.
